Expired listing strategy

A new MLS number is not a complete relaunch strategy.

If your Los Angeles home expired without selling, relisting it the same way may produce the same result. Before returning to the market, make four clear decisions.

1. Price position

Compare the property with recent sales, active competition, condition, location, and the alternatives available to today’s buyers. The goal is to understand where the home fits before choosing the next list price.

2. Marketing presentation

Review the opening photograph, complete photo sequence, property description, staging, and intended buyer audience. The presentation should make the property easy to understand and give qualified buyers a reason to schedule a showing.

3. Showing access

Identify restrictions, delays, or communication gaps that may have reduced buyer opportunities. Qualified buyers should be able to see the property without unnecessary obstacles.

4. Response plan

Decide when feedback will be reviewed, how market changes will be measured, and how quickly the seller will respond to offers. A written review schedule helps keep decisions connected to actual buyer activity.

Changing agents without changing the underlying plan may leave the original problems unresolved. The next strategy should address what the prior listing evidence supports instead of simply resetting the days on market.

A clear next step

Review the result before you relist.
